1.1 Definition and scope of study
This metaphor refers to the precise moment when goods are transferred from the point of production or sale to their final destination, usually the buyer's home. This part of logistics usually takes place in a very short time in order to increase customer satisfaction. In the last 10 years, the last mile market has grown exponentially with the advent of e-commerce and online sales.
The global market is estimated to be worth $117.9 billion by 2030, growing at a compound annual growth rate (CAGR) of 20.3%. This growth is due to the increasing demand for omichannel retailing and the growing penetration of e-commerce sales in emerging economies such as Thailand, Indonesia and India.
In Italy, the last mile market has good growth prospects due to the increase in the use of e-commerce. There are 38 million Italian consumers online and this is expected to rise to 41 million by 2023. In addition, total e-commerce turnover in 2019 exceeded the €41 billion mark, an increase of 18% on the previous year. In favour of this market, the Urban Plan for Sustainable Mobility (PUMS) provides for the establishment of urban consolidation centres, i.e. multifunctional hubs dedicated to the collection, sorting and distribution of goods. As a consequence of this, the logistics real estate market is becoming increasingly important. Many investors, including foreign ones, are increasing their exposure to logistics by buying strategically located properties with a high level of connectivity. As Marco Pellò, the Italian head of one of the largest real estate investment companies (Nuveen Real Estate), said, in the future there will be a large development of infrastructure for the supply of physical shops and the handling of goods ordered via e-commerce.
