1.1 Définition et périmètre d'étude
Selon le Décret législatif n° 114/1998 Art.4 Paragraphe 1, un centre commercial est défini comme "une structure de vente moyenne ou grande dans laquelle un certain nombre de magasins sont inclus dans une structure de destination spécifique et bénéficient d'infrastructures et d'espaces de services communs gérés comme une seule unité".
Les premiers centres commerciaux modernes sont apparus aux États-Unis au début du XXe siècle, en 1907, près de Baltimore, lorsqu'un groupe de magasins a construit un parking en plein air pour leurs clients selon Samuel Feinberg. Le centre commercial J.C. Nichols de Kansas City, fondé en 1921, est souvent mentionné comme le premier groupe de commerces en dehors de la ville.
Le marché mondial des centres commerciaux est confronté depuis plusieurs années à une crise, qui n'a été qu'exacerbée par la pandémie de Covid-19. Ce déclin est particulièrement visible aux États-Unis, où de grands groupes tels que Macy's et Lord&Taylor ont déjà annoncé qu'ils étaient en crise et où d'autres chaînes de centres commerciaux ont été contraintes de fermer. En fait, selon Green Street Advisor, 50 % des centres commerciaux devraient fermer d'ici 2021.
En Italie, il existe 1 214 centres commerciaux, avec un total de 35 000 magasins concernés, contribuant à 3,5 % du PIB national. Les plus grands centres commerciaux sont situés en Campanie et dans le Latium, où se trouvent le centre commercial Campania et le centre commercial Porta di Roma, qui couvrent respectivement 200 000 et 150 000 mètres carrés.
Le développement de la technologie numérique a accéléré le changement des habitudes d'achat des consommateurs. Les dernières tendances du marché concernent à la fois l'extension, c'est-à-dire l'augmentation de la surface moyenne des centres commerciaux, et le calendrier, qui indique la possibilité pour les consommateurs d'acheter à tout moment directement depuis leur domicile grâce à des appareils numériques. Cependant, les opérateurs du marché ont du mal à gérer l'omnicanalité et à répondre à la demande des consommateurs dans ce domaine.
